Rental Agreement - 146

This RV Lot Rental Agreement (“Agreement”) is entered into on (date of submission) by the person below and between MRS Company:

Landlord and Tenant may each be referred to as a “Party” and collectively as the “Parties.”

1. PROPERTY

The Landlord hereby leases to the Tenant the residential property located at: 146 Boys Rd, Lake Charles, LA 70607

This Agreement grants Tenant a revocable license to occupy the designated RV Lot for placement and use of one (1) personally owned recreational vehicle (RV).

Tenant acknowledges that the RV Lot and all common areas are provided “as-is”, and no ownership, easement, or property rights are conveyed.

Rental Space:

  • Assigned RV Pad Number: (to be provided by Landlord upon tenant’s arrival on site.)

  • Pad Size: Approx. 16’ x 50’

  • Utilities Provided: electric, water, sewer

Can house up to 50 amps (an adapter or surge protector is recommended to adjust for lower amps per the landlord)

2. TERM

The term of this lease shall commence on date of signing and shall continue on a month-to-month basis for a maximum period of five (5) consecutive months. After the completion of five (5) consecutive months, this lease shall automatically terminate.

Rental Period: Month-to-month

3. RENT

The Tenant agrees to pay the Landlord monthly rent of $600or weekly rent of $150 due on the 1st of each month.

Late Fee: $50  (if not paid by the 5th)

Rent shall be paid via online portal. Auto Pay options are available.

Rent includes: Water, Sewer, Electric, and regular household trash service

AutoPay Disclosure: If you enable Autopay, payments will be automatically processed for the duration of your five-month (20-week) rental term. If you intend to vacate before the end of this period, you must cancel Autopay through the online portal or by emailing mrscompanyllc@gmail.com. Cancellation is available at any time. Please note: The landlord will not issue refunds for payments processed via Autopay if you fail to cancel before leaving the site.

4. TERMINATION OF RENTAL AGREEMENT BY TENANT

Tenant(s) remain liable for rent under this Agreement, whether or not they occupy the space, unless the recreational vehicle is sold to a Park-approved buyer who signs a new agreement, or the vehicle is removed from the Park.

5. USE OF PROPERTY

Tenant agrees to:

  • Use the RV Lot solely to park and occupy one (1) self-contained RV;

  • Keep the RV Lot clean, neat, and orderly;

  • Maintain the RV in good condition and appearance;

  • Not sublease, assign, or allow additional occupants without Landlord’s written and signed consent;

  • Observe all posted rules, safety notices, and applicable laws.

No permanent structures, decks, or fences.

6. CONDITION AND ACCESS

Tenant accepts the RV Lot “as-is” and acknowledges it is suitable for their intended use.

Landlord or authorized agents may enter the property with reasonable notice for inspection, maintenance, or showing to prospective tenants. In emergencies, Landlord may enter without notice.

7. UTILITIES

Landlord shall provide and pay for water, sewer, electricity, and regular trash service.

Tenant shall:

  • Use utilities responsibly;

  • Avoid overloading electrical service;

  • Properly connect all water, sewer, and electrical hookups;

  • Not modify or tamper with utility equipment; and

  • Dispose of large or special waste items at Tenant’s expense.

Tenant is responsible for any damage resulting from misuse or improper connection.

Tenant must dispose of any large, bulky, or extraordinary items (e.g., furniture, appliances, debris, or excessive waste) at Tenant’s own expense and in compliance with local regulations. [Failure to properly dispose of such items may result in additional charges or termination.]

8. LIABILITY, RISK, AND INDEMNIFICATION

Tenant acknowledges that occupancy of the RV Lot is at Tenant’s sole risk.

Landlord shall not be liable for any injury, death, loss, or damage to Tenant, Tenant’s guests, or property resulting from:

  • Fire, theft, vandalism, flood, rising water, storm surge, hurricane, tornado, tree fall, wind, lightning, or other Acts of God;

  • Utility failures or interruptions;

  • Weather-related damage or ground movement;

  • Wildlife, insects, or natural hazards;

  • Any condition or occurrence beyond Landlord’s reasonable control.

Tenant expressly assumes all risks associated with occupancy of the RV Lot, and agrees to waive, release, indemnify, defend, and hold harmless Landlord, its members, managers, employees, and agents from any and all claims, demands, losses, damages, liabilities, or expenses (including attorney’s fees) arising out of or related to:

  • Tenant’s use of the property;

  • Acts or omissions of Tenant, guests, or invitees;

  • Environmental or weather-related events; or

  • Any accident, injury, or damage occurring on or about the premises, regardless of cause or negligence.

This waiver and indemnity shall survive termination of the Agreement.

9. RV LIABILITY AND PROPERTY INSURANCE

Tenant is solely responsible for maintaining property and general liability insurance on any RV or car parked in or accessing the Park, including coverage for damage from tree breakage, flood, fire, theft, or other causes. Landlord is not responsible for any theft or damages of personal property of any kind.

10. DEFAULT AND TERMINATION

If Tenant fails to pay rent, violates any provision of this Agreement, or breaches park rules, Landlord may terminate tenancy with three (3) days’ written notice (or as otherwise permitted by law).

Upon termination, Tenant shall:

  • Remove the RV and all personal belongings;

  • Leave the RV Lot clean, clear, and free of debris; and

  • Forfeit any property left behind.

Landlord may recover unpaid rent, damages, and reasonable attorney’s fees.

11. NO WAIVER

Failure by Landlord to enforce any provision shall not constitute a waiver of future enforcement.

12. GOVERNING LAW

This Agreement shall be governed by and construed under the laws of the State of Louisiana.

Venue for any dispute shall be in the Parish where the RV Lot is located.

13. ACKNOWLEDGMENT OF RISK AND WAIVER OF LIABILITY

Tenant acknowledges that RV living involves exposure to outdoor and environmental hazards, including weather, wildlife, trees, and electrical or water risks.

Tenant voluntarily assumes all such risks and hereby waives all claims against Landlord arising from:

  • Flooding, rising water, storms, hurricanes, high winds, falling trees or limbs, and other Acts of God;

  • Electrical, sewer, or water system failures; or

  • Any condition beyond Landlord’s control.

Tenant understands this waiver is intended to be broad and enforceable to the fullest extent permitted by law and releases Landlord from all liability, even if caused by Landlord’s negligence.

14. CANCELLATION POLICY

Month to Month Rv: No refunds for cancellation of any reasons.

15. ATTORNEY’S FEES

In any dispute or legal action arising under this Agreement, the prevailing Party shall be entitled to recover reasonable attorney’s fees, court costs, and collection expenses.

16. PETS

Pets are allowed subject to managements discretion.

Tenant must clean up after their pet and ensure it does not disturb or threaten other tenants or their animals. Tenant is fully responsible for their pet’s actions and any incidents involving their pet. Landlord shall not be liable for any injury or damage caused by or to Tenant’s pet.

17. Entire Agreement

This Agreement, including all attached Exhibits and Addenda (Exhibit A: RV Park Rules & Regulations, Exhibit B: Utility Hookup & Waste Disposal Guidelines, Exhibit C: Laundry/Utilities Shack Rules, Exhibit D: Cameron Parish Compliance, and any additional addenda), constitutes the entire understanding and agreement between the parties regarding the rental of an RV pad at 146 Boys Rd, Lake Charles, LA 70607. This Agreement completely supersedes any prior agreement of the parties, whether written or oral. No oral statements or prior agreements shall have any force or effect. Any amendments or modifications must be made in writing and signed by both parties. In the event of a conflict between the main Agreement and any Exhibit or Addendum, the terms of the Exhibit or Addendum shall control as to the subject matter addressed therein.
